Policy Statement Approval Sets Stage for Future Langara Gardens Development 

Last month, the City of Vancouver unanimously approved the Langara Gardens Policy Statement, a comprehensive planning document that will guide the future redevelopment of Concert's 20.8 acre property, co-owned with Peterson Group and located on Cambie Street between 54th and 57th Avenues. Concert is leading the redevelopment and will be working with the City in the coming months to settle a number of planning issues in advance of submitting a rezoning application for the property.  

As one of Concert’s master-plan community developments, Langara Gardens is the site of a proposed new mixed-use, high-density neighbourhood, including the creation of approximately 2,100 homes, while preserving the 335 rental apartments in the four existing high-rise towers. The future community of Langara Gardens has the potential to accommodate more than 1,000 rental suites, with 20% of new residential homes planned as affordable housing. A robust tenant relocation plan that exceeds the City’s minimum requirements has been developed in consultation with the City and residents to ensure they are supported through the redevelopment process.

The Langara Gardens Policy Statement reflects the commitment of Concert and Peterson Group to thoughtful and coordinated planning. An important input to the Policy Statement was local resident feedback gathered through a comprehensive public consultation process that included multiple open houses and information sessions. The result is a proposed development that effectively integrates a mix of housing choices with retail, recreational and childcare options designed to reinforce a strong sense of community built on Langara Gardens’ 50-year legacy.

The approval of the Langara Gardens Policy Statement followed unanimous endorsement by the City of Coquitlam to support a rezoning application for two properties in west Coquitlam where Concert plans to provide approximately 2,700 new transit-oriented homes, including condominiums, seniors housing and more than 1,000 much needed rental homes. Concert is also working to maximize the amount of affordable housing that can be provided as part of this project.
