This month, Aire began welcoming its first residents, adding 102 new homes along the North Vancouver waterfront. It's the second completion at North Harbour this year, following the completion of Drift in January, and another step in bringing Concert's vision for the community to life.
It's also a fitting season to arrive, when life on the waterfront is at its best—mornings with coffee on the terrace, afternoons cycling the Spirit Trail, evening barbeques in the social lounge. Those everyday moments are exactly what North Harbour was designed for: a vibrant neighbourhood shaped to encourage connection, support active living and bring daily amenities within easy reach. It’s what makes this milestone meaningful for the team behind it.
“Every building at North Harbour is designed to bring people closer—to their neighbours, to the shoreline and to daily life on the North Shore," says Craig Watters, Chief Operations Officer. "Handing over the keys is always a special moment. It's when a building stops being a project and starts becoming a home.”
Aire brings that vision to life across two boutique condominium buildings, Aire West (43 homes) and Aire East (59 homes). Both step gently from the shoreline, with terraced architecture that maximizes outdoor space and frames views of the water, city skyline and North Shore mountains. Designed by Musson Cattell Mackey Partnership, the buildings draw on the principles of West Coast Modernism, combining brick, metal and wood-inspired elements that feel both contemporary and rooted in their marine surroundings.
That connection to the landscape continues indoors. Interiors by BBA Design Consultants use a natural palette of sand, wood, water and stone, with expansive windows framing the views and kitchens centred on a waterfall quartz island.
Beyond the homes themselves, residents share a range of amenities: social lounges that open onto terraces with BBQs, a chef's kitchen and dining room, an urban garden with plots to tend, a fully equipped fitness centre, and flexible spaces for yoga, meditation or games.
Life on the waterfront also comes with a responsibility to its setting, and Aire is designed to meet it. Both buildings target LEED Gold and BC Energy Step Code 3. High-performance windows and green roof systems help reduce energy use, while a connection to the Lonsdale Energy Corporation (LEC) links each home to a shared, lower-carbon source of heat. Electric-vehicle charging, extensive bicycle facilities, car-sharing and transit are all close at hand, so everyday life here is built to tread lightly.
As residents settle into Aire, work continues on the next chapter. Echo, a 110-home purpose-built rental building, is expected to welcome its first residents in early fall. The building will also be home to a new JJ Bean café, further contributing to the neighbourhood’s growing sense of place. Nearby at Drift, 123 Dentist will add another convenient service for North Harbour residents, with both businesses expected to open in 2027.
