Levelling up: Spring 2025 construction update

As we move through 2025, construction is progressing steadily across our communities, with more than 1,300 new homes slated for completion in the year ahead.

Construction on Drift at North Harbour continues on schedule, with completion of 163 condominium homes slated for this fall, followed by another 103 condominium homes at Aire and 110 homes at the rental building in North Harbour, both completing spring 2026. In Coquitlam, 468 homes at Myriad are set to complete in 2026, alongside 502 homes at Burke in Toronto.

Here’s the latest on construction progress across our active sites.

Burke - Toronto

Burke stands tall above Toronto’s St. James Town neighbourhood.

On the exterior of Burke, window installation has now reached level 37 and precast panels have been installed up to level 43. Suite framing has progressed to level 34, drywall is underway on level 30 and mechanical and electrical installations have reached level 31. Interior finishes are now in various stages through level 29.

Elsewhere on site, rough-ins continue in the amenity spaces and elevator installation is ongoing. Reconstruction of the heritage homes—three late-19th century houses, including one designed by Edmund Burke, who the project is named after—is steadily progressing. Once restored, they will bring retail and commercial energy at the street-level  of the tower.

To celebrate the progress being made, Bird Construction recently hosted a trade appreciation lunch for the many tradespeople and consultants who have helped bring the project to life. Concert Properties joined in the celebration by gifting Burke-branded beanies and Concert Properties gym bags as a thank you to the dedicated workers on site.

Myriad – Coquitlam

Myriad joins the Burquitlam skyline alongside the Bettie Allard YMCA and our 55One rental building, both of which welcomed residents and community members in 2023, while Myriad remains under construction.

Finishing work at Myriad is progressing steadily across the tower. Inside, vinyl flooring and appliance installations have reached levels 48 and 47 respectively, while countertops are being placed on level 49. Corridor finishes are advancing on level 41 and work on hoist suites and balcony railings is ongoing.

In the amenity areas, millwork continues on level 2 with rooftop amenity millwork set to begin. At ground level, landscape concrete work and plant infill are well underway and parkade traffic coating is in progress. With the mechanical penthouse room nearly complete, Myriad is entering the final phase of construction. Its completion will mark the final chapter in the Heart of Burquitlam’s mixed-use, transit-oriented master-planned community.

North Harbour – North Vancouver

The North Harbour master-planned community moves further to completion.

Set along the scenic waterfront of North Vancouver, North Harbour continues to take shape as a dynamic mixed-use community. Each of the buildings in Phase One is advancing with steady progress both above and below ground.

  • Drift: Final paint and quality control are underway on levels through 8 while shower glass, mirrors and accessories are now being installed up to level 9. Exterior finishing and landscaping work also continue across the site.
  • Aire West: Final paint is underway on level 4 with drywall touch-ups on level 6 and railing installation progressing on level 3.
  • Aire East: Flooring installation has reached level 5, tile and cabinetry work is progressing on level 7 and countertops are being placed on level 2. Landscaping work at the podium level is also in motion.
  • Rental Building: Drywall framing has reached the amenity rooms on level 11. Mechanical and electrical finishes continue up to level 10 while shower glass, mirrors and accessories are being installed on level 7.
  • Infrastructure: Structural steel is being installed at the Fell Avenue overpass. Silva cells and underground electrical work have been completed along Harbourside Drive and roadwork is now in progress.

With visible progress across each of our active sites, we're energized by the momentum and look forward to sharing more updates in the months ahead.
